No FICO Loan Program
Peter
For many first-time homebuyers or low-to-moderate-income families, down payments and closing costs are often the biggest obstacles to buying a home. But did you know that homebuyer assistance programs are widely available in many states and counties?
These subsidies are typically issued as forgivable grants. Eligible buyers can receive up to $15,000 in funds to cover down payment or closing costs, with no repayment required. Cheryl’s Team helps you access these valuable benefits, enabling you to buy your dream home with minimal out-of-pocket expenses.
Cheryl’s Team can assist you in applying for grant support in the following areas:
California: Up to $15,000
Massachusetts: Up to $15,000
North Carolina & South Carolina (NC/SC): Up to $5,000
While specific geographic and income requirements vary by state and county, the conditions are generally not restrictive and are well-suited for first-time homebuyers.
Unlike traditional “first-time homebuyer grants,” the assistance programs we help with are not limited to those who have never owned a home. As long as you don’t own other properties at the time of the transaction, you may still be eligible, even if you’ve purchased a home before. This primary home grant program is inclusive by design, allowing more families to benefit.
Most grant programs use the Median Family Income (MFI) of the relevant county as a reference. Generally, a household’s income must not exceed 150% of the MFI. However, if you’re a first-generation homeowner or buying in a majority/minority community, the income limit can be raised to 200%.
For example:
Los Angeles County: The limit is approximately $196,000.
Orange County: The limit is approximately $255,000.
Boston/Suffolk County: The limit is up to $298,000.
These standards are very favorable for many working families and new entrepreneurs, making a broad range of applicants eligible.

Interest rates and annual percentage rates (APRs) are based on current market rates, are for informational purposes only, are subject to change without notice and may be subject to pricing add-ons related to property type, loan amount, loan-to-value, credit score and other variables—call for details. This is not a credit decision or a commitment to lend. Depending on loan guidelines, mortgage insurance may be required. If mortgage insurance is required, the mortgage insurance premium could increase the APR and the monthly mortgage payment. Additional loan programs may be available. APR reflects the effective cost of your loan on a yearly basis, considering such items as interest, most closing costs, discount points (also referred to as “points”) and loan-origination fees. One point is 1% of the mortgage amount (e.g., $1,000 on a $100,000 loan). Your monthly payment is not based on APR, but instead on the interest rate on your note. Adjustable-rate mortgage (ARM) rates assume no increase in the financial index after the initial fixed period. ARM rates and monthly payments are subject to increase after the fixed period: ARMs assume 30-year term.
