Want to know if you qualify? Here’s a summary of WanTong Loans’ products and eligible borrowers to quickly find the best fit for you.

what were you doing before joining General Mortgage Capital Corporation?
Before joining General Mortgage Capital Corporation, I spent over 20 years in the mortgage industry, leading a team of more than 20 professionals. I was deeply involved in all aspects of the business — from loan origination and team development to operations and client relationships. After that intense and rewarding period, I shifted into a semi-retired phase, working as a financial consultant to stay connected to the industry and continue supporting clients on a more flexible basis. But over time, I realized I missed being part of a dynamic, fast-moving mortgage environment. When I discovered GMCC, I was genuinely excited — not just about the company itself, but about the strength of its platform. It offered exactly what I had been longing for: the technology, tools, and support needed to really excel in today’s competitive market. GMCC’s platform stood out to me as one of the most powerful and efficient I’ve seen, and I immediately saw how I could plug in my experience and hit the ground running. Joining GMCC felt like the perfect fit — and I’m thrilled to be part of it.
What do you believe has contributed most to your success here (in GMCC)?
What has contributed most to my success at GMCC is really a combination of two things: the incredible range of programs we offer and the outstanding team support. GMCC has over 100 loan programs, which allows me to meet the diverse needs of my clients — from first-time homebuyers to self-employed borrowers or investors. Having that kind of flexibility makes a huge difference in today’s market, where one-size-fits-all just doesn’t work. But even more important is the people. The team here is so dedicated — whether it’s staff, underwriters, or managers, everyone is truly committed to helping you succeed. Our business hour doesn’t stop at 5 p.m., and at GMCC, neither does the support. I’ve reached out late at night and still found someone willing to jump in and help. What’s unique here is that it doesn’t feel like a strict hierarchy — it feels like a partnership. Everyone’s approachable, collaborative, and working toward the same goal, and that’s created an environment where I can do my best work and continue to grow.
Any advice or insights you'd share with other MLOs who are working hard to read the level of success you've achieved?
My biggest piece of advice for MLOs striving for long-term success is: don’t be afraid of adversity — embrace it and stay positive. The mortgage industry is full of challenges, and it's constantly evolving. What really makes a difference is your mindset. Instead of being discouraged by obstacles, see them as opportunities to grow and adapt. Second, don’t try to go it alone. Find a mentor — someone who can truly guide and inspire you. I was fortunate at GMCC to find that kind of mentorship. James, our CEO, and Mandie, our underwriting supervisor, along with the entire GMCC team, have been incredibly supportive. They genuinely care about your success and your business, and that kind of environment makes a huge difference. Lastly, never stop learning. The most successful MLOs are the ones who keep sharpening their skills and adapting to the market. And always remember — we’re not just here to sell a rate. Our real job is to provide solutions, to help clients find the best path forward based on their unique situation. When you focus on solving problems and truly serving your clients, the success will follow.
Do you have products for real estate investors?
Absolutely. Our DSCR (Debt Service Coverage Ratio) Program is specifically for investment properties. A key benefit is the option for a zero DSCR ratio, and it also allows you to use income from short-term rentals (like Airbnb) for qualification.
Can you handle large loan amounts? What's the maximum?
Yes, we can. We're equipped to handle high-value loans up to $10 million. Our in-house underwriting team ensures a quick and personalized service tailored to your needs.
What if I don't have traditional income or tax returns? Can I still get a loan?
Yes. We offer No Income Verification Loans and programs specifically designed for self-employed borrowers. These programs often only require bank statements or a CPA-prepared profit and loss statement.
Which states do you provide mortgage services in?
We are a nationwide licensed lender serving 49 states across the U.S.
What documents are needed to apply for a loan?
The required documents vary by loan program. For example, our No-Ratio loan program may only need one month of bank statements or a Verification of Deposit (VOD).
What is the 3-2-1 Mortgage Rate Buydown program?
This is a special program that allows you to secure a lower interest rate during the initial years of your loan, helping to ease your mortgage payments.
Do you offer services besides mortgages?
Yes. Our expert team also provides personalized financial planning, including life insurance, retirement, and estate management, to help you confidently achieve your financial goals.
For Pre-Application and In-Process Applicants

Process and Policy

Loan process too complicated? Unsure about approval details? These FAQs will help you quickly understand the application steps and required documents, so you can plan each stage with confidence.

What is the basic loan application process?
Our loan process follows a few simple steps: first, an initial consultation and pre-approval, followed by the submission of your formal application and documents. We then proceed with in-house underwriting and approval, and finally, loan closing and funding. We'll guide you through every stage.
What is the difference between pre-approval and pre-qualification?
A pre-approval is a more formal assessment. It requires you to provide detailed financial information for a preliminary credit check and document verification. A pre-approval letter gives you a significant advantage when looking for a home, as it shows you are a serious and qualified buyer. A pre-qualification, however, is just a preliminary estimate based on the information you provide verbally.
What documents do I typically need to prepare for my loan application?
Generally, you'll need to prepare these types of documents: Proof of identity: Such as a driver's license, passport, or green card. Proof of income: Such as pay stubs, W-2 forms, tax returns, or bank statements. Proof of assets: Such as bank and investment account statements. Other documents: Such as a purchase agreement (if available) or lease agreements (if applicable).
How long does the loan approval process take?
Thanks to our in-house underwriting team, the approval process is very efficient. It typically takes anywhere from a few days to a week or two from the time you submit all your documents, depending on your loan type and the completeness of your file.
Can I still get a loan if my credit score is not high?
Our loan programs are highly diverse and don't solely rely on credit scores. For clients with low or no credit history, we have specialized loan options, such as programs for foreign nationals or asset-based loans that don't require a traditional credit score.
Will you communicate with my real estate agent or attorney during the process?
Yes. To ensure a smooth transaction, we maintain close communication with your authorized real estate agent, title company, and attorney, keeping everyone updated on the progress.
If my loan application is denied, what are the possible reasons?
Loan applications can be denied for various reasons, including incomplete documents, insufficient income or assets, issues with credit history, or the property not meeting loan requirements. If this happens, we'll explain the specific reasons and explore other potential solutions with you.
Can the interest rate change during the application process?
Loan interest rates can fluctuate until you lock your rate. Once you choose to lock, we'll guarantee that rate for a set period (e.g., 30 or 60 days), even if market rates change. We recommend locking your rate as soon as your closing date is confirmed.
What is loan closing, and what do I need to do?
Loan closing is the final step where you and the seller sign all legal documents to finalize the property transaction and receive the keys. You'll need to have your down payment and all closing costs ready beforehand. We'll guide you through the entire signing process.
Who should I contact if I have questions during the loan application process?
You can directly contact your dedicated loan officer or our customer service team. We are available to help you at any time and are ready to answer any questions you may have. Our phone number is (678) 787-3291.
